Travelling and Booking in Southern Georgian Bay 

Southern Georgian Bay is a large region that encompasses “cottage country” and several smaller townships, and the regulations for hosts and guests vary by destination. Below are the regulations for municipalities that allow short-term rentals and/or Bed & Breakfasts. 

Rules&Regulations to become a Fairbnb Host
in South Georgian Bay based on Municipality

To protect scarce housing stock, Fairbnb Coop Canada has a policy that requires hosts to only offer space within their own principal residence on the platform. We also welcome other forms of accommodation that don’t use residential housing stock, like hostels or licensed Bed and Breakfasts, to list on our platform.

Individual municipalities often have additional rules that define if, where and how short-term rentals can operate. We summarize some of the main provisions here; please check with your local municipality to ensure you are compliant with the latest regulations.

Blue Mountain (includes Thornbury)

FOR SHORT-TERM RENTALS:

Must be within the Rural Residential (RR) Zone unless 
registered before March 2023.

Must have either Type A, Type B or Type C LicenseType

  • A License: Short-term-rental Property within the Exception Area
  • Type B License: Short-term-rental Property Outside of the Exception Area. Type B License is no longer issued after March 2023.
  • Type C License: Legal Non-Conforming Short-Term Rental Property. This type of license only applies to hosts who have been in operation prior to December 31st, 2019.
Hosts must own the property and must keep a guest registry
Less than 31 days of rental 

FOR BED & BREAKFAST AND/OR COTTAGE RENTAL:

Must have Type D (Bed & Breakfast) License
Host must be the owner and the principal resident
Cannot have more than 3 guest rooms per dwelling
Host must keep a guest registry
Proof of Liability Insurance
Less than 31 days of rental

Collingwood

No short-term rentals are allowed in Collingwood based as per local regulations.​

FOR BED & BREAKFAST:

One host = One house that is the principal residence. 
Host must be the principal resident.
Host must be the principal resident
Cannot have than 3 guest rooms per dwelling.

Meaford

FOR SHORT-TERM RENTALS:

One host = One principal residence or a secondary suite that is in 
your principal residence
Hosts can be renters or owners (if you are a tenant, please make 
sure that you are allowed to
rent your place for short-term)
Less than 30 days of rental 

FOR BED & BREAKFAST AND COTTAGE RENTALS:

One host = One house that is the principal residence 
Licence/registration required 
Proof of Liability Insurance
Less than 30 days of rental 

Owen Sound​ 

FOR SHORT-TERM RENTALS:

One host = One principal residence or a secondary suite that 
is in your principal residence
Hosts can be renters or owners (if you are a tenant, please make 
sure that you are allowed to
rent your place for short-term)
30 days or less of rental within a 60-day period

FOR BED & BREAKFAST :

One host = One house that is principal residence
Licence/registration required
Proof of Liability Insurance
Less than 30 days of rental within a 60-day period 

Wasaga Beach​

FOR SHORT-TERM RENTALS:

One host = One house that is the principal residence
Must be within two particular zones of Tourist Accommodation and Tourist Commercial; no host can be within the Residential Zone
Must have a business license and proof of liability insurance of up 
to $2million
 
Less than 31 days of rentals

FOR BED & BREAKFAST :

One host = One house that is the principal residence 
Must have a business license
Less than 31 days of rental  
Must be within a detached dwelling and cannot have a its own kitchen

Tiny Township​

FOR SHORT-TERM RENTALS:

One host = One house that is the principal residence
Host must be the owner of the property
Host must be an individual and cannot be a corporation 
Must have a license. Licenses are only given to those in the Rural Residential (RR) zone, and there is a limit of 300 licenses distributed in Tiny Township
No more than 2 persons per bedroom

Less than 28 days with a maximum of  92 nights  per year

  • Between April 15 and October 15, stays must be a minimum of 6 days
  • Between October 16 and April 14, hosts are only allowed one rental every 6 days

 GUEST – TOURIST TAXES:

Licensee code of conduct and ensure that renters sign 
and are compliant with the renters’ code of conduct.
